Your intent must be to hold for productive investment use. 

The other half is: excellent finished product design and management at a reasonable cost. 

It wouldn't hurt checking out a DSCR loan as these rates are beating conventional products in a lot of cases right now.

Their departments are segregated so the new ones don't learn anything from the successful ones, their teams tend to skew engineer heavy with little thought for user experience, and their products rarely integrate in a sensible way since they are so segregated. 

But if you cross the line to recommending other investment products you're a broker/financial advisor, correct?

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program.

Ultimately, raising money is about creating a product that your potential buyers want to buy.  

They will all have essentially the same product as you, BUT they will have purchased at a much lower price point.
