It's not foolproof but it certainly helps preventing us from getting ripped off.

The building as a whole needs work also so I'm just trying to figure out if there are any restrictions that'll prevent me from doing rehabs on those vacant units while the other ones are still occupied.

I have this on my lease: "Tenant accepts the cost of clearing the drain of any and all stoppages within the property except those caused by defective plumbing, tree roots, or act of Nature or God."

My father was in the service too and planted his roots in South Florida as you are doing now when he transitioned out of military life.

What is the difference for this scenario with a person offering to help prevent foreclosures or ask to purchase a home that is listed? 

Can I prevent the banks from going through foreclosure.The property does have equity in it (based on loan origination date of 2009 for a value lower than the current market value).
