Looks like 80817 is $3460 for a 4br: https://www.huduser.gov/portal/datasets/fmr/fmrs/FY2024_code...Though of course when you take out utilities and such, that number is a lot closer to market rate nominal rent.

In the future, consider getting permission in writing via text or email.Most people don't care, and the pictures usually aren't detailed enough for a viewer to see anything personal like documents, family photos, etc.

Once we have a completed application, we verify income (by calling the employer and/or with paystubs), verify previous address history (this will show up on the credit check, we ask about any addresses that show up on the credit check but are not listed on their application), and verify identity by requesting a copy of their photo ID to make sure their info matches the application and screening reports.Next, we run credit, criminal, and eviction reports.
