Poor upkeep of landscaping, worn siding or fascia boards, badly weathered roof or stone work, peeling paint, etc.  

I plan on painting the walls and cabinets, adding a kitchen backsplash (probably peel and stick), updating light fixtures, and hardware on cabinets.

There's always zoom conferences, socially distanced meet-ups, or just "screw-it" meet-ups where we just go out to lunch one-on-one with masks.

A few spots of peeling paint probably won't affect the average tenant especially if it is conveniently happening in a inconspicuous place but then you are not declining the tenant, the program is declining you.
