You could also create a special purchase LLC where your operating agreement outlines % owned, and or other features of your JV.I've done both with my over thousands of 1st lien NPN and PN deals over the past 7 years.Also, since the note is with a licensed servicer, that covers your licensing, CFPB, and regulations as that's what you are paying for with your monthly servicing.My advice is to market more!
