During your initial research of the property list you should look for the county civil court records to see if any of the above have been named as defendants in the suit to foreclose, that is quick and can easily be done from home (in my county at least).  

Do you really think your brokers E & O insurance will pay to defend you, they will defend your broker but ultimately you are the one that is responsible.

Hi Elizabeth - yes you are right but here's the "conundrum"; I don't want to pay high taxes and write off everything I can, that I can defend......which means the bottom line looks a lot different than the top line.
