It's weird stuff like how much the prorated taxes are - changes it by a thousand bucks or so.

But when you are making a large multi hundred-thousand-dollar investment, why would you want the cheapest person in your corner helping you make that decision. 

And California also capped security deposit, thus literally robbing landlords by AB 468 that's faking human right issue.If there is class lawsuit, I want to be the first to jump on.But my question is, why landlords are so docile to this evil law? 

If you have a handle on the value of the house, can make an offer that protects you and adhere to the contingency deadlines like inspection and financing,  a buyer's agent does nothing but waste your time and cost you thousands.  

I'd also see if they are doing things to help keep the house cool during the day-keeping windows closed, having curtains or blinds closed to reduce the amount of direct light coming in (ie literally the sun shining in through the windows-not simple daylight).

Suggesting how to structure the sale of your property to minimize taxes is also tax planning, and it can produce tens of thousands of dollars in tax savings.

I have lost thousands of dollars on premium bidding on liens that have been redeemed.

You could easily scale to thousands of units singlehandedly.
