I own a commercial facility office and industrial 80,000 sq ft.

Sober Living Homes --or "Recovery Residences" as the industry is now trying to move toward as far as "names" goes, CANNOT offer services.

If you are single, however,  your exclusion is $250,000.  

The medical industry is fueled by referrals, so you'll need to get out there and build relationships that will keep your facility full. 

Relationships are key, but with little exception, loyalty is not rewarded in this industry.

So before you get ready to attempt to rip your Landlord a new one, first go take it up with the local taxing authority, then go have it out with the insurance industry, then gripe to the neighborhood HOA (if applicable), then maybe settle your disputes with Home Depot/Lowes and any and all trade contractors.

I'm currently doing DSCR and hard money lending and work exclusively with investors. 

Really really wish BP would embrace creating a glossary and leading the way to defining these terms for the industry.
