If you have 27 years remaining and you sell the house for $120K seller financed at 6% with 10% down for 30 years, you would get $12K cash and the monthly payment you would receive is $580, for positive cash flow of $151 per month.Hope this simple illustration shows you how seller financing works (it doesn't include any upfront points or fees), but you get the idea.

this is extreme example to illustrate the point. b) assuming the deal can support his investment goal and you're not working for free, then back into an equity split in such a way that he gets what he needs and (there should) be some left for you.

@Rebecca Olson haven't got the hang of the tagging on this site yet for some reason...nevertheless, I was listening to a podcast yesterday BiggerPockets Podcast 001 : Flipping Houses with Marty Boardman and he illustrates in it how he was able to build quite a portfolio (8Mil$) and had it pulled out from under him.
