What's a good Split
Hi
This gonna be my first flip, and just wanna know what the best split would be.
I see people posting here, 70/30 60/40 and even 50/50
Just wondering what would be the perfect split for my scenario.
My old boss that i worked for over 1 year gonna be my silence investor, he gonna put all the money up and i gonna do all the work.
I find a house for 40.000, and budget 20.000 for the remodeling.
Like i said, i gonna do 90% of the work myself, and other 10% a contractor.
Oh i'm not gonna get paid for my time that i'm doing all this work
The houses in the area are selling in between 80.000 and 110.000 and have 200 sqft less

Yeah I was thinking why does he need you? Also you are performing 90% of the work sounds like a deal ready to go bad. The incentive to turn the property quickly is lost because you want more money for labor. Old boss... did you get fired? jk
