As a general tort matter, owners are liable for any legally cognizable harm caused by their pets (and not all pet bites result in liability, but some do and that's all that matters for the purposes of this post). 

I am leaning towards going with the refinance because it offers the lowest rate and overall cost, but I'm afraid to place my home in harms way in case something goes wrong.

For example, a horse or a llama may be rejected from a small studio apartment.Second – if the building has 4 units or less and the landlord lives in one of the buildings.Third – it is a single-family house that was rented without a realtor and the owner owns less than 3 single family homes.Fourth – if the animal in the unit brings an undue financial hardship to the landlord.Fifth – if the animal causes damages or harm to others in the building.This was taken from their website and might be of interest to others. 

My guess is there would be no harm in throwing in a few hundred or whatever it takes extra into the account to avoid monthly fees.

Is there any harm to putting in a first offer at 180K.Full disclosure, I’m willing to pay 225k but obviously nobody wants to Pay more than necessary.The house is 1800 square-foot with a very large screened in porch and an office that aren’t included in the square footage.

Quite frankly, you bring it to a whole new level; your bitterness, anger, hatred, mean spiritedness and vengefulness at people who have done you no harm is shocking.

A quick basic intro to specific performance is If one of the parties does not honor the contract by breaching the terms of the contract, the harmed party often does not want money damages but instead wants actual performance of the terms of the contract.

No idea what's going on in that town, maybe it's really good drugs or something, IIRC a casual google search did reveal it was near one of the big annual music festivals where 20somethings go to remove their clothing, dance, and imbibe various substances.
