I do a full blown rehab on everything I buy, it usually brings it a few grand, maybe even several grand above what it is likely worth after the rehab.

If I fix house #2, I would gain about 20 grand in sales price, but headaches because I live here now.

2 grand on 180k .

Seems like everyone is chasing the Grand Slam today with properties in the tens of millions.

They are making a few grand a deal.

Oh yeah, and about ten grand in attorneys' fees.First, this particular ordinance is absurd. 

I introduced myself a few months ago with a short story on my BRR GRAND SLAM property in a neighborhood that became a hipster paradise shortly there after.

They aren't in business to pay for repairs, but to collect your money. in our market its pretty much standard that all agents representing a buyer will ask for this and I am like you... sure thing.. its just the cost of doing business.. and I also pay for a 2 10 on the new homes I build.. again gives buyer comfort and those are less than a grand. so you can see what kind of things go wrong on a house that cost 300k to build and it only cost less than 1000 to insure those things for 10 years..

:)This is why I just cringe at the thought of people thinking they are going to save a few grand in these neighborhoods building their so called team and doing remote rehab.. its tough enough when you live there much less trying to do this from across the country.. 

the few MHPs I have owned over the years whilie reposition plays IE cleaning the tweakers out.. were a little easier.. and once stabilized Much easier.. we just gave them the MH and just charged space rent.. that is what I do when ever I buy a park I either sell those single wide's for a few grand or give them to the tenants.. so I value them purely like a lender would  just on pad rent.. not on the house rent..
