Two different animals really and I don't see creative financing is typically a reality with either option.Typically for tax liens and deeds you will need cash to be a player and cash that you can tie up for 1 year or two at minimum.   

I would spend the time educating yourself on what a good PM looks like, then searching diligently until one is located.You can't ask all the questions I list.

It's definitely a priority to be putting the spotlight on awesome community members like yourself who have used the content and education BP provides to build a better life for themselves however that looks!
