I'm always conscious of not "blowing sunshine up anyone's skirt", so I find that one a bit puzzling.

If they are acting like this when they first move in they might (I say might) have a guilty conscious and they may suspect they "bought the rat in with them" but are trying to overcompensate by "overreacting".  

If a tenant initiates a rent payment each month they are conscious of their bank balance.

I also carefully think about everything I write to a tenant and am always conscious of what kinds of things I want to make sure I give tenants in writing.

I'm not willing to have a couple charred bodies on my wallet, much less my conscious.

Be conscious of that and you can easily take advantage of each homes potential. 

I totally get your point, but have made conscious decisions not to go that route.
