Improperly originated loans can be very difficult to enforce no matter what you or anyone else titles you.This argument is much ado about nothing but can be a dangerous diversion to those who think they can either get away with something or get something for much less than it's worth.

Some are out of state (lots of buyers from California), others are AZ residents just looking to diversity from traditional stocks/bonds, and I'm helping other buyers use low down payment programs to purchase a 2-4 family to live in one of the units as their primary residence.

I don't have to but it's just quicker than calling my landlord having someone pass by etc.Houses and apartments are smaller typically. 450sf would make a 2BR in Paris.No A/C mostly.New and old constructions are nicer by all architectural standards.But in France you earn less money for the same job and the lending options are not as diverse as here, haha!

OTOH, if you're in an area with only a few sales, or the houses are diverse, then the appraiser will have a harder time and will have to make more adjustments.
