We still have the househackers issue here in Oregon that is heavily disputed regarding needing to start a 90day termination notice during the transaction.

That makes it harder for them to dispute any charges and it usually adds up to more than the security deposit. 

It will either scare them off or you'll get the opportunity to plead your case in front of a judge and get some resolution.
