The tone of your post sounds defeated, but I think you are on the right track.

@ryanvienneau  With all due respect you may want to reconsider having a single person LLC as it defeats the legal protection of the LLC.

Applicants seem to accept defeat a lot easier when there was no money involved.

Which pretty much defeats the purpose of the LLC.

Also note that even if you prove can permission and defeat the adverse-possession claim, you may still have to deal with other claims (e.g. claim for an irrevocable license).
