I have only had once instance were I had to set peoples stuff on the curb while the constable observed.

Then to finish the lots (installing roads, curbs, gutters, storm water drains) and bringing water and sewer to the lots can run $30-$40k per lot.

Shouldn't compromise on curb appeal but you can make some smarter choices and by doing the work yourself, you can save with sweat equity.

They are small ~520 square feet 2/1 units.I need some ideas for adding curb appeal.

They said to just give them about a 48 hour notice for the day so that when people start to complain about a pile of stuff on the curb, they can inform folks that it's an eviction.  

The later refinance should largely help curbing the monthly charges.- On the unexpected bummer: I had the misfortune of inheriting Boston flood zone updated maps, causing the entire Port Norfolk area to be at "risk".

I personally and under the philosophy that curb appeal makes all the difference and sets the standard on how you keep and how you want your tenants to keep the property maintained.

For example, are there barking dogs next door; is the elevation of the house such that it doesn't have curb appeal; is the floorplan weird; is the house situated in a bad part of a neighborhood; etc.I'll trust my project manager to determine these things, but that's because he's been with me for four years and knows what types of intangibles I look for -- a typical contractor wouldn't care about these things and wouldn't know what I look for.

I've thought about installing a turf lawn to reduce maintenance and increase curb appeal, but they are not cheap to install.
