.- but the total eviction was only 2k , not counting loss of rent. another eviction is the last thing I want.

I don't count flipping houses part time or owning a couple rentals, but working as a property manager or asset manager for an operator.

The limit is applicable so it doesn't count toward the doner's lifetime gift-tax exclusion.In theory, if the doner doesn't anticipate to have an estate near the lifetime exclusion, they can gift more, they would just need to file a gift tax return, where normally no tax would be paid.

Last I checked, I think there has to be a set unit count that you have before you would be able to use it, not too sure on that though!
