I like getting families in my properties because I feel like with young kids going to school parents are most likely wanting to stay with a landlord who fixes things on time and provides a safe living space to raise their kids also a lot of parents do not want to move their kids school districts.

As far as I can tell every HOA document has something like this one form or another:The term "single family residential purposes" also shall be defined as: (1) one or more persons related by blood, marriage or adoption, which may include only parents and their dependent children, siblings, parents or grandparents; or (2) by no more than two unrelated persons living together as a single housekeeping unit and their dependent children, siblings, parents or grandparents.See Article III Section 3.1 here as an example: https://1drv.ms/b/s!

On the other hand, some of the references say that the laws in some area allow some of the occupants to sleep in the living room, so it would be reasonable to think two adults in the BR and a child or two on the sofa (or crib or rollout) in the living room.
