Not sure about MTRs.My general conclusion was that it is tough to do business in the town if your goal is to buy property as pure rentals out the gates and no intention to occupy.

I used to do BRRRR strategy here but now only do flips and help with others' house hacking or flipping.I had to move my BRRRR strategy side of the business to Tyler Texas.Are you still investing locally or only out of state?

So, yes, you can absolutely have a great rental business as an out of state ( and even international ) investor, as long as you have a solid team that are your boots on the ground.
