To simplify the existing lease I thought about asking the tenant if they would be ok modifying the addendums to get rid of the resident benefit package and the building protection plan. 

This deal aligned perfectly with my strategy to build equity and cash flow while leveraging hard money financing and refinance opportunities.

Just be prepared for potential vacancies.My advice is to build relationships with university housing offices.

I have 8 buildings with possibly 9 lines that I would like to get a package deal on sewer scopes of all the lines.

What ever area you look at make sure to look at the age of the building.

As those prices fluctuate, there is a builders somewhere putting his feet up waiting to see a market turn more active because the last thing he wants to do is start paying crews to build houses, that could drop in value while he's halfway through the build process and losing equity halfway into the project.

The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022.
