Just to paint a picture of that unit its needs a lot of cleaning and the dog smell is terrible.

I take great care of my buildings and market them as per allergy free, and attract tenants that don’t like pets (smell, noise, etc. ).

The 10% is important, and lease options seem to have a bit of a bad smell about them these days....Am looking to generate cash flow as well, without the hassles of landlording (have been burnt there before!)

Drafting my business plan has forced me to stop and take a look at myself (I haven't done this much even though I know its vital - get so consumed by life, sometimes I forget to smell the coffee so to speak). 

It turned out to be arson - revenge on a tenant (go figure) - but when the fire department was examining the integrity of building once the fire was extinguished, they found a body in the attic.

1-2000 positive cash flow per month on 24 units smells like a disaster.

I smell a rat. 

Smells like a wholesale deal to me IF all the numbers are head on.
