It "blends" better, whatever that may mean to you.

Very malleable with great capabilities and costs $95/month.There are two types of software out there and some are blended to do both jobs: servicer and asset managment.

I usually got "the middle paint" at HD or Lowes and had good results until I started seeing some holes (the biggest knock is poor blending/touchup ability).   

In our case we were updating the outside of the property, but still wanted to blend with the neighborhood in general.

An additional consideration is what the blended rate on your PA home woudl be with a refi, and compare that to the cost of the HELOC.

Something that has worked well for me before is a warm water and vinegar blend... then start scrubbin'! 

Also decide if you want to maximize cashflow no matter way, or you want a blend of cashflow and appreciation/equity build up. 

Your overall total blended rate is 4.25 (vs 6.75).Additionally with a HELOC, it is a line of credit so you pay interest only when you draw on it.
