Bankruptcies are a different matter, while they could qualify after 3 years, that is when the cause was not due to their financial failure, being unforeseen and unavoidable like a plant closing that puts the out of work or medical bills.

This left me with the debt and the need to file bankruptcy.

You may end up with a piece of land in the middle of nowhere that now you will have to pay the property tax on, or a lien on a property that the owner has file bankruptcy on. 

We purchased during the high in the market and because of this bankruptcy we were unable to sell the property when we expected to.

A lot of gurus teach about the sandwich lease option but have you thought what you're going to do if the seller file bankruptcy or refinance and the due on sale clause and what about rent skimming, and now you could get sued.
