If you do not know how to control money well, adding more to your bank account will only create new problems.

Does anyone know of any banks in or around the August Ga area that will work with out of state investors?

I am looking to branch off and use the banks money for my real estate investing instead of my own.

If they can't do a money transfer directly to your bank, have them send a certified cheque using registered mail and signature required (they could send it to your work if you don't want to use your home address). 

Right now, DSCR loans are very competitive with what the banks are offering without all the paperwork that comes with conventional financing. 

However, such a provision doesn't actually prevent that additional/junior lien from attaching to the property, leaving the 1st lien lender stuck with the issues @Chris Seveney mentioned. 

.- Immediately refinance the property with a traditional bank mortgage to pull out a significant portion of equity.
