In the case of appreciation, I'd say we are nearing the top of the wave so you probably have already obtained that, and you might be wise to lock some of that in.

Just post your numbers on craigslist, send it to your buyers list, go to REI meetings and tell them about your contract, go to redfin or realtor and find out all the buyers that paid in cash in the same area of the house and reach them and tell them about your contract...Basically in short, just wave the contract around and if it is a good deal buyers will come a knocking.
