@Mat Farmer the reason she is talking the 35% is to absorb the taxes that will be owed, I think she said her tax bracket is 22% due to her age, but I really think like Val Garrow I think I need to go a different route i think having a partner is good and I think I will keep it that way but I think I need to look for money lenders in my area.

@John Michael Mattingly, while 30-40% might be what many of the big lenders require, be sure to call around to local lenders. 

For example, I am cash strapped right now, so I value financing higher than I would later had I have more in the bank.

In the short run, some cash strapped homeowners that can't pay for repairs may be willing to sell at a discount for homes that require substantial CAPEX. 

And appreciation is nice but isn't liquid enough for new investors strapped for cash.When I talk to new investors I always recommend the house hack to begin REI.
