I live in Knoxville and I don't yet have experience or even professionals to ask for various expenses when punching numbers.

I'm a new wholesale investor here in knoxville TN and i started my assignment of contract with Concord title company off of lovell road and long story short they told me they could do it and a week later today ( the day they said the title would be coming back from the search) they tell me that you cant do assignment of contracts in TN.

But the goal is to move into multi-family, fix and hold.Currently I am in real estate school to become a Knoxville affiliate broker.

The two separate areas I'm looking at are Knoxville, TN (where I'm from) where I can find a house or duplex for around 100k, and probably bring in a monthly rental income of around 800, and the other is Anchorage, AK where I work, and there it's much more expensive, say 300k for a duplex but it would bring in around 2500.
