I walked out into the parking lot after the class and got into my dirty, messy truck and looked around at everyone else’s dirty, messy cars and trucks (it’s been snowing all week, every car on the road is dirty).

The weather is pretty random though, it was high 60s and sunny this past weekend but it’s snowing as I’m typing this!

How do you handle the tenant being responsible for Lawn care and snow removal? 

Within a week we had a major snow storm and water line froze and broke.

@Andrew Taxes are roughly $7500 a year, Water/sewer is $1200 a year and snow/lawn maintenance is $800 a year.

3 bed , 1.5 bath, 1 car garage and 1 parking with (trash pickup, water, snow plowing, lawn maintenance included) for $2800  in Greenwich, CT? 

If snow removal is also handled by the tenants, you have A LOT of risk.As an investment property, this would be a hard pass from me.
