I would be focusing on adding value into the homes you are looking at.

Actual foreclosure is on the East coast a Sherrifs sale and you can google the state and sherrif sales and the rules will be on the websites.. but its one of two process's either it requires a non refundable deposit if your the successful bidder or you need full cash at the sale.

I started out with value add, where we force appreciated properties by adding square footage and beds/baths.

I could see how purchasing before the rehab I could have added additional equity but then I would have had to manage the purchase and rehab from out of state.

If you are set on your strategy of just adding 3 more rentals then you should probably leverage your network of lenders and discuss best options with them to free up some cash for more investments.

You can ask the prospective tenant about the addresses or simply do a Google search for those addresses and, if it belongs to an apartment complex, you can call the apartment to see if the tenant ever lived there.Public Records:This part of the credit report will list any judgments levied against the tenant -which includes garnishments or evictions that have a monetary claim.

Side note; if you google 46218 the only photo that shows up is a gross water damaged basement.
