Pretty sure it's illegal in Vermont and might be against the Realtor code of ethics.

Also be aware that in both exit plans you will need to be very ethical in your disclosures to all parties and there is some paperwork involved.

I assume it depends on the agent's ethics and whether the agent is serving your best interest.
