Account Closed, from my experience, my last tenant had a full application process, went through a credit check and was enrolled in a credit enhancement plan, was free of any criminal background.

In my market, at least one (possibly more) Housing Authorities absolutely counts adult kids currently enrolled in college who don’t live at home, no matter what the distance between the college and the home.  6 out of 7 of our HAs use a bedroom size formula different than two heartbeats per bedroom.

We normally sign the rental agreement early with a move in date in the future so that they can get kids enrolled in school, utilities changed over, etc.When the move in date we want and the move in date the applicants wants are different, I normally offer to split the difference.
