There was light rehab work involved and we had to replace the outside HVAC condenser unit.

HVAC contractor will:- supply and install 80k BTU 92% gas furnace on first floor- supply and install 3 ton coil- supply and install 3 ton condenser- supply and install 5 zone fujitsu mini split system on the 2nd floor with copper lines and slim duct (2-7k indoor, 2-9k indoor, 1-12k indoor units)- supply and install new duct grilles and registers- supply and install new refrigeration piping, exhaust piping, thermostat- supply and install new natural gas piping to accommodate gas load Estimate is $17,700 and I have no idea if this is fair or in the ball park.Any help or direction is much appreciated.

The condensing unit or heat pump,will need a dedicated 220-240v service.

Exterior work includes windows, siding, A/C condensers.

bring gifts as he figured out what would work for each  ( nothing extravagant)  make sure they had his number and call if anything looked weird so these folks got invested in the project..  35 new builds 7 years later I can tell you we have never had a break in or theft KNOCK on wood cant say that about our rentals though i have had more condenser units stolen than i have digits. 

I also would like to have the tenants responsible for all utilities, so I would need to install two seperate HVAC units (2 furnaces, condensers for AC etc.)

Furthermore, there was no A/C although a condenser was sitting outside, there were two furnaces, neither one of which worked, and a mess of DIY electrical and structural projects throughout the property. 

I also think part of the inventory dropping is because the market is condensed this year.

I talked with him and he said this info is out there, but he condenses it and makes it digestible in a short period of time, which was sort of my take on it.

You may be able to condense it a bit but it gets the message across.
