That said, if I switch to a purely commerical policy, will they let both LLC named properties and personal named properties into the same umbrella? 

If you were talking commerical properties I would be in full agreement.

Commerical properties are often leased on what is known as a "Net Lease" where the tenant pays certain costs that a residential landlord would normally pay.

In the REI biz, we set them up as 'Res' and 'Com' for top level (Residential & Commerical), then property address for 2nd level, and unit number or garage number for 3rd level.

Then I went to a Commerical lender who gave me a value of 185k based on income.

@Jason Bott - so after this roadblock + 3 other agencies saying:we'd do it but you have to be with us for 3 yearswe only to it for commerical (5+ units)we no longer do thisI asked the internets (yelp and google) for local insurance agencies and my pm (who's been super patient with me) who referred me to 2 local agents. 

@Jonathan Twombly  very true lack of refinancing options sunk many a MF and commerical project in the 07 08 debacle.
