Differences between Commercial & Residential Tenant

I have been looking at primarily residential properties where I will live in one of the units and rent out the rest. I have a pretty good idea of what I will be up against in a residential in Chicago. However, I have found a mixed use property with retail on the bottom floor that is fairly priced and offering owner financing. What are some of the differences between commercial and residential tenants that I should be mindful of as an owner? (I am sure evictions are much faster, big plus in Chicago)
