Meanwhile our commercial bldg carrier just notified us that they are excluding ice/snow load damage coverage on all our building roofs.We had one roof recently redone for $18,000+ but it has significant steel trussing so I'm not too worried, but one of the older warehouses we own has me concerned.

There are insurance carriers cerry picking the low risk properties away from FEMA, which will inevitiably drive up the cost on the higher risk locations throughout the US.
