We have looked at these loans in the past that they did have but decided against buying because they did not fit our buy box but there are investors out there who would buy whatever is left of their assets. 

I too though these were good investments early on 2020, but the whole premise of buy now, lock in now is nonsense.

I'm currently renting and when  decided I wanted to focus on real estate investing, I decided not to buy in Tampa because of the low MF inventory and in home house hacking is not for me.

A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!

I have helped a lot of first time investors learn the process and successfully buy their first investment property. 

Better to make that mistake, and buy another deal, than to not bought the deal.  

This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

In fact because an IRA kicks off UBIT on leveraged real estate many people opt for private lending until the account has enough to buy real estate in cash if that is their goal. 

But consumers all are on the site for free where real estate agents are constantly hawked to buy leads or participate in what is now a 35-40% referral business for unvetted leads who think they are contacting the listing agent.Their business model has always been flawed.

Buy the property that you want to own the most 10 years from now.
