My ideal property would be a single family home, have a purchase price of 36k, need 3k in repairs, 1 bed 1 bath, rented to a single old lady that only calls to wish me birthday and to talk about the most recent vhs movie she watched, pay rent on time and have a monthly cashflow of $300.

I am thinking right around my birthday of next year I will seriously start looking as I am paying off all my smaller debts (except my current house note haha) and will have more money for a down payment etc then.
