@Fabio Smith A short sale is something WAY upside down.Like your house, worth $50K, note to pay off is $100K.Say you have a car, blue book worth 10K, note to pay off $20K.

I know of a company called Blue Mountain Homes that is also looking in the ATL area.

I try to buy in the blue collar towns with good SD. 

She only turned it on once in a blue moon, like when it would be a legit health hazard not to, and even then in winter her ConEd bill would jump to $200 for her 1 bedroom.The people in the unit below her (also a 1 bedroom) ran theirs constantly and had a ConEd bill of $800 or more.I don't know where in the Bronx you are, but $1,700 for a 3 bedroom definitely sounds reasonable.  

I love the blue print you've laid out...I have similar goals and would like to mimic what you've laid out, but with tweaks and motifications that meet the goals I'd like to achieve.  

While there are still some blue collar, lower wage earners sprinkled thorough these neighborhoods, this is a high to moderate income level community. 

I would get rid of what is up against the back of the house that looks like it has a blue tarp on it.
