It hasn't seen any tenant usage yet, but I'm impressed with it's flushing power.

Haha.I'm also surprised (maybe a little impressed) that he was able to get this far with the owner. 

My impression is that nobody cares about "carbon" when it impacts their own pocketbook.

The location is important with any rentals as well as the first impression to any prospect. 

They also have property management that I think is good and manages both my rental properties in the area (one fourplex, one SFH).I've had favorable impressions of the property management teams at Gold Medal and Blessed Properties in the area for two others to interview.

There are some very impressive people/projects that are willing to use IRA money you just need to look and never be shy about requiring/requesting and exhaustive history of how well they've done.As a borrower, my self-directed investors a slightly more expensive than institutional money for construction, but infinitely less headaches.

Our original thought was that I would put the property in my name because I don't currently own any property, but now she also has to be on the loan to show the funds in her account as well.I guess I'm confused because I got the impression that one partner could fund the deal and one could take out the loan and manage the property as part of the deal.
