Hi Kim,Get busy networking via phone, email, events, etc...Don't get caught up in stats and demographics of a particular area but rather focus more on the people on the ground.Good deals can be found in every market, while trustworthy people are much harder to find.Eventually when you start building relationships with certain individuals they will be located in different areas.

I've seen out of state/area landlords get screwed way too often because they either overpay or leave their property in the hands of someone who isn't honest, ethical and trustworthy.

He is very consistent and trust worthy.

But so far for me at least, BP has proven to be the most trust worthy site.

Regarding taxes, my approach has been to use trustworthy accountants to manage taxes on my behalf.
