Some are lenders, and some are brokers who are acting as a correspondent, and sadly, some are banks, too.Still, it's up to a borrower to ask the right questions as any salesperson, and that goes for banks as well, can make a used clunker sound good if left unchallenged.For me, it's very important to know what a lender I'm submitting deals to is funding, what they're thresholds are, and who I'm dealing with.

Specifically, I was lucky that I was born a white male in the United States in a time of unprecedented prosperity and technical advancement; I was lucky to get out of college during the technology bubble and to join a couple companies that provided a lot of compensation in the form of stock options; I was really lucky that a ten came on the turn when I most needed it to; I was lucky that I was able to get on an earlier flight than the one I had booked; there are a million reasons why I was able to take the skills I had and translate it into a good bit of money...but, a decent amount of it was simply luck.- Btw, I'm hoping to be able to make real estate the third industry where I can make over $1M.

There is no specific contract involved though most deals will use a P&S contract.Subject-to is also a technique and not a contact.Lease options have a lease component and an option component.

WH.....this is good, but again i am thinking on a couple things here, only wanting to make things flow as simply as possible with little to no gliches at the end of the transaction....i'll try to explain what i mean and maybe i'm speaking for many out there that are making some attempt to find success in this endeavor....in regard only to a short sale transaction the following occurs:property owner (let's call this person the "seller") allows for an individual (let's call this person the "buyer") to "purchase" the property merely for the sake of the "buyer" moving forward to deal with the loss mit people at the lender.as time moves along, this "buyer" gets written confirmation of the lender accepting the "price" offered via the customery HUD-1.now let's say for illustration purposes the "approved" price the lender has agreed to is $250000, the value of the property seems to be in the neighborhood of $350000 and the "buyer" wants to "double escrow" this bad boy for $300000 (generating a clean $50K profit)......in this illustration/scenario the question remains: "what is the cleanest, simplist" way to accomplish this?
