One option is to fix it up & then borrow on the equity sort of BRRR style.

A wise man once asked...Do you rather me give you a fish or teach you how to fish?

If you pay me 5k i'll teach you. 

Be wary of any of the courses that profess to teach you the secrets of getting rich in real estate and in fact, the only ones getting rich are the ones selling the courses. 

The licensure coursework doesn't teach you anything about real estate. 

Reality is a LOT different than what the “gurus” teach.   

I can’t say that I’m familiar with the style of foundation that you have but from my experience, concrete cracks.

I have someone in Utah who sets it up for us upfront and teaches us how to use it and then after that its simple.

I usually schedule an open-house style showing on a weekend, collect applications from interested parties that day so basically at the same time, and pick the most qualified applicant (the first one to apply who meets the criteria clearly listed in my ad, whose employment and references check out).
