You also had at least 3 blinds to replace at the 3 bed place.Again some of the stuff from the second place should have been billed to the tenant (ie reattach thermostat, missing blinds, etc).If you want to have the ability to do the repairs yourself, then talk to your PM; but you need to do them quickly to make sure the place can be ready for the next tenant.

We have talked about things such as rent by the room and acknowledge that the operating model will likely be very different while living in the property vs. when we move out.I think the point you made about assumable loans is very helpful to get into a property you might not otherwise be able to afford.

I talked to a modular home company in my area, and he said to build a 4 / 2.5 2200 square foot home would be 215k, and then foundation and utilities would be another 160k.
