All the contracts, terms and conditions were signed by both parties and the title company even validated the purchase price weeks before closing on the title commitment.

Mortgage rates do not perfectly move with the 10yr T, but its pretty dang close.  

Alternatively you could explore a fully pre approved loan commitment to present to the developer and likely still negotiate aggressively.

I don't mind committing 2-5 years to get everything running and established, so long as by the end of that time frame any portfolio I have is set up in a way to set it and forget it.
