I also wont get to cash flow immediately on this like I have on my North Charleston rentals but am at the point that I'm trying to build a mix of both types of property.I've also noticed West Ashley / Johns Island struggles to reach the 1% rule.This is correct, direct to seller is the best way to find this or its pretty rare without a large downpayment or STR.Are others seeing this as well or should I find an agent who is in the loop w/ off-market opportunities?

Hi all,I have an ex-tenant that owes back rent and damages after they left that the security deposit doesn't cover.I read some forums here and am getting some mixed signals on the process of collecting debt.The way I read it is you can just go to a debt agency with in my case the signed lease and also the security deposit transmittal showing what's owed and the collections agency can legally take it from there.

The forums here are always a mixed bag, but recent occurrences have unveiled a new low in trolling.It's commenting on comments and then attempting to gaslight.Multiple times now, someone has commented on either a post of mine or a comment of mine that was not directed at them.
