I am confused as you are about quality but it seems some have thicker wear layers and others have thinner stronger wear layers, with ceramic or aluminum added to the wear layer for hardness.   

A tenants might want a nicer product to live in but generally the area appreciates more and you have stronger rent growth.It seems across the country people are loading up on these junky houses.

I survived it and am stronger because of it.

Take a weekend or two to drive around and learn the various areas so you have a stronger understanding of the MSA!

I would also make sure if you are not already, get connected with some of the agents on this site as they may be able to help you find what you're looking for, and offer insight to make your offers a bit stronger if needed.
