We also don't rent to tenants with pets, smokers or folks who have been previously evicted (which of course also reduces tenant pool, but SOOOOOO worth it!).

I'm a bit late to this, but I saw an old tennis court made into a cool cook-out area with just some picnic tables and built in charcoal grills like you see in parks.seems like you have too many courts to just do that, but maybe that plus woodchips and playground equipment would work.

DTI ratio must be 33% or higher, minimum credit score of 720, background check, no pets, non smokers, must sign No drugs on the property document (Federal standard so marijuana is out even if legal at the state level).While I don't specifically look for blue or white collar tenants, I've only ever had white collar tenants.
