I typically don't find giant piles of cash lying around on the sidewalk... meaning if you are going to flip homes, you would be very lucky to find "equity" or enough meat on the bones on a deal to hire a g.c., much less a designer or architect!

Honolulu same thing.. no one Is breaking into vacant homes there are no vacant homes.. they all camp out literally camping on the side walks in the financial districts..

My dad who owns a mix use property often use these guys, get good quotes from them because materials are included at low or no cost, i.e. stolen materials.Once he had sidewalks repaired, 20 new slabs, and the job was taken up by a nearby super real cheap because it was all labor.

With recycling, there's 3 garbage pails for each rental unit, so with 6 to 9 cans rolling around the sidewalk and streets for days, it gets ridiculous.
